Barry introduced me to his beautiful home in Summerlin, perfectly maintained yet in a competitive market full of listings, both resale and new homes, in his $1-2M price range. With homes typically lingering on the market for 6-12 months, the challenge was clear since he needed it sold fast.

I met Russ two years ago when I moved into my new home! He was my neighbor catty corner to me. Right from the beginning, he was always extremely friendly and welcoming. He was one of the first people in the neighborhood to invite me to his home and showed me around.
 

A year later, when it came time to sell one of his rental properties nearby in the Southwest, I was honored to have been selected to represent him. This year, when it came time to sell his personal residence, I was even more humbled.
 

The sale - like any - was not without challenges. We dealt with some large roadblocks and obstacles post inspection due to the window replacement litigation in Mesa Ridge. But, as an insider and local resident I had a lot of specific knowledge of the issue which assuaged the buyer's concerns. Southern Highlands

When Jeremy called me on a Sunday after seeing I’d just sold his neighbor’s home for a record price in Southern Highlands, he was looking for a trusted guide to navigate a shifting market. After reviewing my track record, and receiving a copy of my book, he hired me with confidence, knowing we had a real shot at achieving something exceptional.


Jeremy’s home was the smallest footprint in the neighborhood, but it was packed with charm: thoughtful upgrades, wainscoting, and an East Coast aesthetic that stood out. The challenge? We were pushing the ceiling of the comps in a market that was trending downward with over 50% fewer sales than usual.


Though he initially priced the home slightly above my recommendation, Jeremy was open to guidance and made a fast, strategic adjustment. That flexibility paid off. We sold the home for 2% over the highest comp ever recorded in the neighborhood setting a new benchmark even as the broader market softened.


Because of his detailed documentation of upgrades, I was able to proactively support the appraiser, avoiding valuation issues that often derail deals like this. I first met Paul and Alma back in 2018 when I moved into the Blackrock neighborhood. They lived just one street over. After seeing the record price I secured leasing my own home, they asked for help renting theirs when they relocated to the Midwest.


We quickly found a tenant at the highest rental rate in the neighborhood. Their home sat on a prime elevated lot and was beautifully improved, so when they decided to sell a year and a half later, we knew the potential was strong—but the process came with real challenges.


Paul and Alma were out of state (and at times, traveling overseas) while we managed the sale of their 5,000 sq ft property. The home was still tenant-occupied, which required careful navigation, strong communication, and a lot of emotional intelligence to balance the needs of all parties involved.


Through strategic planning and calm negotiation, we secured a cash buyer and closed the deal, all without Paul and Alma ever needing to return to Las Vegas. The result was a smooth, hands-off experience for the sellers, and a strong price in a situation where many others might have struggled.

The Fountains

Thanh first reached out over three years ago after calling on one of my luxury lease listings. He was splitting his time between L.A. and Las Vegas and was weighing whether to keep his home here as a rental. Over time, and after receiving a copy of my book, he realized he was spending almost all his time in L.A. and decided it was time to sell.


His home, located in the beautifully maintained, tree-lined community of The Fountains, sat in a tricky spot that was not fully renovated, but not outdated either. In the high-end market, homes either sell as premium, move-in ready showpieces or fixer-uppers with deep discounts. Thanh’s property landed in the difficult middle ground—too nice for investors, but not quite turnkey enough for the premium buyer.


To solve this, we leaned into smart, strategic staging that helped emphasize the fully finished and improved portions of the home. This highlighted its best features and created much more emotional appeal. The result? A cash buyer, 99% of asking price, and a smooth close in under 30 days.


It was the right move at the right time—and a great outcome for someone I’d built trust with over years.
